Transforming Student Housing
The new multi-structure facility houses 400 student beds and provides accommodations for 12 resident assistants, a reception area, recreation room, conference room, restrooms, and open space areas. Two of the three buildings are four-story student dormitories with student lounges on each floor. The third structure is a single-story multi-purpose building with a lecture hall, lounge, classrooms, and office space. The project was built on an active campus in a dense urban setting.
“Bernards worked with the university to incorporate several owner-initiated changes into the construction schedule while maintaining the summer 2009 completion necessary for occupancy in the fall semester. As a testament to the comprehensive management skills of your team, the project was completed with significant budget savings returned to the university!”– Colin Donahue, Associate Vice President
Ensuring Elite Craftsmanship
Our team’s knowledge of the trade subcontractors that bid on this Project contributed to selections of subcontractors that we know have a reputation for providing a high degree of craftsmanship. In addition, the extensive inspection process performed by the University’s Inspector of Record and Bernards’ field staff quality control inspections of all trade subcontractors’ work at every stage of construction ensured trade craftsmanship excellence. Bernards engaged the feedback of the architect throughout the construction process to ensure that their vision and level of quality were being met.

Estimating Expertise
The Bernards estimating team recognized that the original project would be over budget. Collaborating with the architect and the university, the team developed a scheme that maintained the design intent while working within the established project budget. This on-going relationship directly contributed to the on-time, on-budget delivery.
